**These Terms and Conditions of Use establish the rules that must be observed when accessing or using the features of the website [www.zesthousing.com.br](http://www.zesthousing.com.br).**

By accessing and using the exclusive features of the website, you declare that you are over 18 (eighteen) years old and confirm that you have carefully read this document and the Privacy Policy, being fully aware of and agreeing to all the terms set forth herein.

The use of the website implies full acceptance of the Terms and Conditions of Use in force on the date of access.

**Business hours and contact numbers**
Every day from 7:00 AM to 11:00 PM

Outside these hours, we are available 24 hours a day through our emergency number (+55) 11 95143-0112.

**Reservations**
To validate a reservation, our guests must send proof of payment, a photo of an identification document (ID/driver’s license/passport) with CPF, and a selfie.
If the payment is made using someone else’s credit card, the cardholder’s document must also be sent.
Payments made by credit card require the presentation of the card at check-in to confirm ownership.
Alternatively, this validation can be completed in advance by sending a photo of the card showing only the cardholder’s name and the last four digits (subject to approval).

**Payment methods:**
Payment must be made at the time of booking via credit card, debit card, or bank transfer (Pix).

**Check-in**
ZEST Teodoro / ZEST Pedroso / ZEST Cardeal: After 3:00 PM
Early check-in ZEST Teodoro / Pedroso: After 12:00 PM for an additional fee of R$100.00
Early check-in ZEST Cardeal: After 12:00 PM for an additional fee of R$200.00
Subject to availability and must be requested at least 3 hours in advance.

**Check-out**
ZEST Teodoro / ZEST Pedroso / ZEST Cardeal: Until 11:00 AM
Late check-out ZEST Teodoro / Pedroso: Until 2:00 PM for an additional fee of R$100.00
Late check-out ZEST Cardeal: Until 2:00 PM for an additional fee of R$200.00
Subject to availability and must be requested at least 3 hours in advance.

**Cancellation / Reservation changes / Refunds**

**CANCELLATIONS:**
Guests may cancel free of charge up to 3 days before arrival. Guests will be charged the total price of the reservation if they cancel within 3 days before arrival. In case of no-show, the total reservation amount will be charged.

**CHANGES:**
* If there are 3 or more days before check-in, changes are allowed at no additional cost;
* If less than 3 days before check-in, 75% of the total reservation amount will be charged for date changes.
Note: Daily rates may vary depending on the day of the week or month. For more information, please contact our support team.

**REFUNDS:**
* We follow a weekly payment schedule. If the reservation is eligible for a refund, the refund process may take up to 7 business days.

**Guest responsibilities and obligations**
* The guest assumes full responsibility for the rented property as well as any items belonging to it (a fine may be applied in case of misuse of any item in the apartment). This also applies to other occupants and visitors. The client and all apartment occupants and visitors must comply with its regulations and rules. Fines imposed by the management for non-compliance must be paid immediately by the client and may also result in early termination of the rental agreement without any refund.
* Inviting additional people to sleep beyond the apartment’s maximum capacity is not allowed. This will be considered an invasion and an additional fee of R$350 per night will be charged.

**Penalties subject to a R$300.00 fine**
* Smoking inside the apartment/property (even after paying the fine, the guest may not continue smoking inside the unit and may have the reservation immediately blocked);
* Hosting parties or playing loud music inside the apartment;
* Staying in the apartment beyond check-out time (without late check-out);
* Excessive mess, lack of organization, or improper care of items in the apartment.

Note: The fine does not guarantee an additional night stay, and items may be removed from the apartment after 2:00 PM.
If the fine is not paid, the debt will remain registered under the guest’s profile. For future reservations, the apartment will only be released after the outstanding amount is settled. If the guest cancels the reservation due to the fine, no refund will be issued unless the cancellation occurs within the refundable period (minimum 24 hours before check-in).

**Luggage storage – ZEST Teodoro and ZEST Pedroso**
* Operating hours: 8:00 AM to 10:00 PM
* One locker is provided free of charge per reservation; additional lockers cost R$25 per unit
* Items must be collected on the same day
* Available for use on both check-in and check-out dates
(If the guest does not return to collect the item on the same day, a fee of R$50 per day per locker will be charged.)

**Visitors**
Visitors are allowed in our properties, provided the building is notified and the number of visitors does not exceed twice the apartment’s capacity.
Unauthorized visitors are considered a privacy violation and may be asked to leave at any time.

**Personal belongings**
No personal items or belongings may be left in the building’s common areas. Continued violation may result in removal of the item and a fine equivalent to one full daily rate.

**Pet Friendly**
Pets are welcome in our properties upon payment of an additional R$100 cleaning fee charged at the time of booking. The following rules must be observed:
* Pets must be under the guest’s control at all times;
* Pets may not relieve themselves inside the accommodation;
* Pets may not be left alone in the accommodation;
* Pets may not stay or climb onto the bed;
* In shared spaces (e.g., building corridors), pets must be on a leash or otherwise restrained.
Excessive dirt or damage to the apartment may result in additional charges.

**Attention!!!**
Teenagers aged 15 to 17 traveling alone may not stay without proper authorization from their parents. Even when accompanied by parents, minors must present identification (birth certificate up to age 11 or ID). From age 12 onward, ID is mandatory.
The accommodation of children or teenagers is prohibited unless accompanied by parents or a legal guardian.
Any violation of the rules may result in immediate cancellation of the reservation without any refund.

**Jurisdiction**

The contracting parties elect the Court of the District of São Paulo, SP.

**PAYMENT OF THE RESERVATION CONFIRMS ACCEPTANCE OF THIS DOCUMENT**
